Seven Conditions Should Be Verified Before a Coating System Is Selected
A coating chemistry should not be selected until the existing roof is proven capable of supporting the restoration strategy.

A stronger restoration candidate is more than a roof that looks dry.
- Known and compatible roof substrate.
- Substantially dry insulation and deck.
- Adequate roof and perimeter attachment.
- Repairable seams, fasteners, flashings and penetrations.
- Serviceable drainage and overflow.
- Successful cleaning, primer and adhesion testing.
- Enough remaining system integrity to justify restoration.
Choose the System After the Substrate and Conditions Are Known
Each chemistry has different cure, weather, primer, ponding, reinforcement, dirt-pickup and recoat boundaries.

The System Must Be Measured—Not Judged by How White It Looks

One gallon spread over 100 square feet is approximately 16 wet mils. Rough or porous surfaces can consume more material than a smooth theoretical calculation.

A coating does not create structural slope.
Before restoration, evaluate drains, scuppers, gutters, overflows, deck deflection, low areas, curbs and flashing heights.
- Some products have ponding-water resistance; others require positive drainage.
- Blocked outlets and localized defects may be repairable.
- Structural deflection and chronic ponding may require a different scope.
- Drainage limits should appear in the written specification and warranty documents.
Restoration Does Not Automatically Upgrade the Roof Below It
The existing roof must remain adequately attached for the property’s conditions. Coating the surface does not correct every wind, structural or envelope weakness.
Existing Attachment
Deck attachment, insulation attachment, membrane attachment and fastener withdrawal may require verification. A surface coating cannot make a poorly attached assembly dependable.
Perimeter and Edge Metal
Edges, coping, fascia, gutters and counterflashing may require repair or replacement. A liquid system should terminate into a stable, compatible and wind-resistant perimeter.

Reflective coatings can reduce solar absorption and roof-surface temperature. Building energy performance still depends on insulation, air leakage, HVAC, interior loads, roof area, reflectance retention, dirt pickup and maintenance. No specific utility savings should be promised without analysis.

A Roof-Restoration Proposal Should Define More Than “Two Coats of White”
Restoration eligibility is verified at the roof—not inferred from the word “coating.”

Roof Restoration Questions Property Owners Should Ask
What is roof restoration?
Roof restoration is a specified repair, preparation and liquid-applied system installed over an eligible existing roof to renew its weathering surface and waterproofing performance without automatically removing the entire roof assembly. It is not simply paint and it is not appropriate for every roof.
How is restoration different from a repair?
A repair corrects one or more localized defects. Restoration addresses the existing roof more broadly through repairs, cleaning, primers, reinforcement and a specified coating or liquid-applied membrane. A roof may need repairs before it can qualify for restoration.
How is restoration different from a roof recovery?
Restoration generally renews the existing roof with a liquid-applied system. Recovery installs an approved new roof assembly over an eligible existing roof. Recovery can add insulation, cover board, attachment and a new membrane; restoration usually relies more heavily on the existing assembly remaining serviceable.
Can a wet roof be coated?
Widespread or unresolved wet insulation should not be concealed beneath a restoration system. Moisture investigation, core cuts and selective removal may be required. Limited wet areas may sometimes be removed and replaced before restoration, subject to the manufacturer and project design.
Does a coating fix poor roof attachment?
No. A coating does not automatically improve the existing deck attachment, insulation attachment, membrane attachment, roof-to-wall connection or perimeter resistance. Those conditions must be investigated and corrected separately when required.
Can ponding water be coated over?
The answer is product- and condition-specific. Some silicone products are formulated to resist ponding water, while many acrylic systems require positive drainage. A coating does not correct structural deflection, blocked outlets or an inadequate drainage layout.
What is the difference between silicone and acrylic roof coatings?
Silicone and acrylic systems differ in chemistry, cure, weather window, dirt pickup, reflectivity, ponding-water limitations, recoat procedures and compatible primers. The exact product data and approved specification control; neither chemistry is universally superior for every roof.
Can TPO, PVC, KEE or EPDM be restored?
Some aged single-ply roofs may be eligible for manufacturer-approved restoration after cleaning, repairs, adhesion testing and any required primer. Compatibility varies by membrane and product. A coating should not be selected from the membrane acronym alone.
Can a metal roof be restored?
Potentially. Metal restoration normally requires corrosion review, panel and fastener repair, seam and penetration reinforcement, compatible primers, movement accommodation and coating at the specified thickness. Coating does not repair structurally failed or severely corroded panels.
Can asphalt shingles be coated?
Most commercial roof-coating systems are not intended for asphalt shingles, and several manufacturers expressly prohibit shingle application. Shingle restoration claims must be treated cautiously and verified against the exact product, code, manufacturer and warranty requirements.
Why do adhesion tests matter?
Adhesion patches help determine whether the selected primer and coating bond adequately to the cleaned and prepared substrate. One successful test does not replace full preparation or field quality control, but proceeding without testing can create avoidable delamination risk.
How is coating thickness verified?
The specification should identify application rate, wet-film thickness, volume solids, target dry-film thickness and the method of field verification. Color alone does not prove that the required membrane thickness was installed.
Can a reflective coating reduce energy costs?
A reflective surface may reduce roof-surface temperature and solar heat gain. Actual utility savings depend on insulation, air leakage, HVAC, internal loads, roof area, color, reflectance retention and maintenance. No specific savings should be guaranteed without a separate energy analysis.
What warranty options are available?
Warranty eligibility depends on the existing roof, repairs, approved system, application rate, dry-film thickness, contractor status, project registration, inspections, maintenance and written manufacturer terms. A warranty term is not a prediction of roof life.
What should a roof-restoration proposal include?
It should identify the existing roof, moisture and adhesion testing, cleaning, repairs, wet-area replacement, primers, reinforcement, exact products, coverage rates, target dry-film thickness, drainage limits, perimeter details, exclusions, quality control, warranty pathway and maintenance obligations.
When is replacement the better decision?
Replacement is generally the stronger pathway when moisture is widespread, the deck or structure is deteriorated, attachment is inadequate, drainage cannot be reasonably corrected, flashing heights are insufficient, multiple incompatible coatings exist or the existing roof no longer provides a dependable restoration substrate.
