Commercial PVC & KEE Roofing Systems

PVC and KEE membranes can be strong options for restaurants, industrial facilities, high-rise buildings, critical operations and other roofs with demanding chemical, grease, fire, traffic or service conditions—but the membrane must be selected as part of the complete approved roof assembly.

Start with the product standard

PVC, KEE-modified PVC and KEE-primary membranes are not interchangeable labels

The proposal should identify the exact product, governing ASTM standard, reinforcement, thickness, backing and approved installation method.

Reinforced PVC membraneASTM D4434 / D4434M

Flexible reinforced polyvinyl chloride sheet. Product families can use polyester or fiberglass reinforcement and may be mechanically attached, adhered, self-adhered or fleece-backed.

PVC modified with KEEProduct-specific classification

Some PVC membranes use ketone ethylene ester to improve flexibility or performance yet remain evaluated as PVC under ASTM D4434. The product data sheet controls the terminology.

KEE-primary membraneASTM D6754 / D6754M

Membranes in which KEE is the primary polymer are evaluated under a separate standard. FiberTite is a major example of this high-performance KEE category.

A white roof is not automatically PVC. TPO, PVC, KEE, white EPDM, coatings and surfaced asphaltic roofs can look similar. Positive identification is required before welding, coating, recovery or tie-in work.
Authority contract

PVC or KEE is a membrane family. Performance still comes from the entire approved assembly.

This authority owns membrane identification, PVC-versus-KEE formulation, chemical/process exposure and PVC/KEE system selection. Deck qualification, wind design, recover eligibility, active-water diagnosis and complete replacement remain separate authorities.

Identify the Membrane

White does not mean PVC. Confirm product, standard, reinforcement, backing and repair/weld compatibility before tie-ins.

Define the Exposure

Grease, oils, fuels, solvents and process exhaust require product-specific review of concentration, temperature, duration and cleaning conditions.

Qualify the Deck

Deck, insulation, cover board, withdrawal resistance and roof-zone pressures control attachment. No generic fastener pattern is responsible.

Recover vs. Replace

Recover retains a qualified existing assembly. Broad moisture, failed attachment, incompatible materials or inadequate drainage can force corrective work or removal.

Specify the System

Only after the first four gates should the proposal lock membrane product, thickness, installation method, details, QA, warranty pathway and closeout.

    “Chemical resistant” is not a blanket approval. The exact substance, concentration, temperature, duration, exhaust pattern and cleaning process matter.

    Ordinary commercial use

    Review the complete assembly, traffic and maintenance conditions. PVC may be appropriate, but chemical performance is not the only selection factor.

    Required documentation: product or chemical name, concentration, temperature, frequency, exhaust location, spill history, cleaning chemicals, roof drainage path and manufacturer chemical-resistance guidance.

    A nominal membrane thickness does not reveal the complete durability, reinforcement or installation package.

    Dependable PVC or KEE seams depend on clean, dry material and verified welding parameters.

    • Remove dirt, moisture, oils and oxidation as required.
    • Perform trial welds under current weather conditions.
    • Set temperature, speed and pressure for the material.

    Existing asphalt, coal tar, some insulation facers, residual adhesives and unknown membranes may require an approved separator, cover board, fleece backing or removal.

    Do not identify the membrane by color alone. A repair technician must know what material is present before using a hot-air welder, solvent, primer, adhesive or coating.

    Cold storage, hospitals, laboratories, food processing, high interior humidity and sealed buildings can create condensation risks that must be evaluated through the complete roof and building enclosure.

    Drainage and ponding water

    A PVC membrane does not create roof slope

    Ponding can result from blocked outlets, structural deflection, compressed insulation, inadequate tapered design or downstream drainage restrictions.

    Primary drains

    Confirm drain body, clamping ring, sump, strainer, leader and downstream capacity.

    Scuppers and overflow

    Coordinate primary and emergency drainage elevations, openings and discharge paths.

    Tapered insulation

    Use crickets, saddles, sumps and slope transitions from a coordinated drainage plan.

    Structural deflection

    Membrane replacement cannot correct a sagging deck or framing problem without structural work.

    Traffic, puncture and rooftop trades

    Durability depends on how the roof is used after installation

    HVAC technicians, kitchen exhaust service, window cleaning, solar work and other trades can create traffic and puncture risks.

    • Use compatible cover boards and walkway systems where traffic is expected.
    • Define access routes around equipment and roof hatches.
    • Protect the membrane during construction and future service work.
    • Coordinate curbs, supports, pipes and conduits before membrane installation.
    • Require post-trade inspection and repair documentation.

    Commercial PVC and KEE roofing FAQs

    What is a PVC commercial roof?

    PVC is a reinforced thermoplastic membrane installed as part of a complete low-slope roof assembly. The installed roof also includes the deck, air or vapor control, insulation, attachment, flashings, drainage, perimeter and closeout requirements.

    What is KEE roofing?

    KEE means ketone ethylene ester. Some membranes use KEE as the primary polymer and are evaluated to ASTM D6754; other products are PVC membranes modified with KEE and remain evaluated to ASTM D4434. The exact product data must control.

    Is every white membrane PVC?

    No. White TPO, PVC, KEE, EPDM, coatings and surfaced asphaltic roofs can look similar from a distance. The membrane should be positively identified before repairs, welding, coatings or recovery work.

    Why is PVC often considered for restaurants?

    PVC and KEE systems are commonly evaluated where grease, animal fats, oils or process exhaust may contact the roof. The exact chemical, concentration, temperature, duration and manufacturer guidance still have to be reviewed.

    Is PVC chemical-proof?

    No. Chemical resistance varies by membrane formulation, chemical type, concentration, temperature and exposure duration. A chemical-resistance review is required for industrial or process facilities.

    Does a thicker membrane automatically make the roof better?

    No. Thickness may improve certain durability characteristics, but reinforcement, thickness above the scrim, attachment, cover board, traffic, details, workmanship and maintenance can be equally important.

    What is the difference between polyester and fiberglass reinforcement?

    Polyester reinforcement is commonly used in mechanically attached thermoplastic membranes because of its strength and elongation characteristics. Fiberglass reinforcement can provide dimensional stability and is common in adhered PVC systems. The manufacturer-approved assembly controls.

    Can PVC be installed over an existing asphalt roof?

    Not directly without an approved separation or recovery design. PVC can be incompatible with asphalt, coal tar, some insulation facers and other materials. The existing assembly, moisture, layers, fire classification and manufacturer requirements must be verified.

    Can PVC be installed over TPO?

    A recover or tie-in may be possible only after the existing membrane is identified, moisture and attachment are evaluated, and an approved separation or recovery assembly is selected. PVC and TPO are not welded to each other as one continuous membrane.

    How are PVC seams joined?

    Thermoplastic seams are typically heat welded. Dependable seams require clean, dry material; correct temperature, speed and pressure; trial welds; probing; repairs; and documented quality control.

    Can PVC solve ponding water?

    No membrane by itself corrects structural deflection, blocked outlets or inadequate drainage. The project may require tapered insulation, crickets, drain work, scuppers, overflow or structural correction.

    What causes punctures in PVC roofs?

    Service traffic, dropped tools, sharp debris, equipment work, unprotected pathways and incompatible rooftop trades can damage a membrane. Cover board, walkway pads, access planning and maintenance controls can reduce risk.

    Can an existing PVC roof be restored with a coating?

    Sometimes, but only after the membrane is identified and the coating manufacturer confirms compatibility, preparation, primer, adhesion and warranty requirements. A coating should not cover wet insulation, failed attachment or unresolved drainage.

    How do wind-pressure zones affect PVC attachment?

    Field, perimeter and corner zones may require different sheet widths, fastener spacing, plate patterns, adhesive coverage, cover boards, edge systems or other enhancements. The approved assembly must meet the calculated pressure in each zone.

    Does a manufacturer warranty mean the roof will not leak?

    No. Warranty terms, exclusions, maintenance, notification, inspections, workmanship responsibilities and covered remedies vary. The written contractor and manufacturer documents control.

    How should PVC and TPO be compared?

    Compare the complete assemblies: chemical exposure, reinforcement, thickness, attachment, insulation, cover board, details, wind design, traffic, maintenance, warranty pathway and contractor qualifications—not membrane color alone.
