Spanish, Mission, interlocking and custom clay profiles can create distinctive South Florida architecture, but the visible tile is only one layer. The roof still depends on the deck, water-control assembly, flashings, attachment, wind design, structural capacity, accessories and repairability.

Clay tile is a fired-clay water-shedding covering installed over a separate water-control assembly.

Clay tile can be durable and architecturally expressive, but it is not the waterproofing layer by itself. Wind-driven rain, broken pieces, laps, walls, penetrations and valleys make the underlayment and flashing system critical.

Do not buy “a clay roof” by color alone. The proposal should define the exact tile profile, current approval, underlayment, secondary water resistance, attachment, flashings, deck procedures, hips/ridges, accessories, structural assumptions and concealed-condition process.

Clay is not one generic barrel tile. One-piece Spanish/S, two-piece Mission, interlocking/flatter profiles and custom historic pieces behave differently.

Attachment design

Screw, nail and adhesive systems can all be legitimate—but clay tile makes execution especially important.

Clay is brittle, product geometry varies, and two-piece Mission roofs create different securement questions from one-piece interlocking profiles. The exact current tested assembly controls.

The tile should never distract from the underlayment, deck and flashing system below it.

Clay roofs can remain visually attractive while an aging underlayment, failed valley, wall transition or penetration allows water into the assembly. Replacement planning should define the water-control path before the visible tile is ordered.

Self-Adhered Direction

Can provide a robust continuous water-control layer where the approved assembly, deck, slope, tile attachment, ventilation and manufacturer requirements support it.

Approved Multi-Ply Direction

Mechanically attached base/cap or other approved systems may be appropriate depending on project conditions, jurisdiction and tile assembly.

Valleys & Walls

Valley metal, wall flashings, counterflashing, crickets, backpans and transitions deserve the same design attention as the field of the roof.

Concealed Wood

The proposal should establish unit pricing, documentation and authorization for damaged decking or framing discovered after tear-off.

Wind design

Field, perimeter and corner zones can demand different tile securement.

Do not turn one nail pattern, one foam pattern or one fastener length into a universal South Florida rule. The product approval, deck, tile profile, building geometry and project design pressures control.

Field Zone

Lower-pressure roof areas still require the approved tile/attachment assembly and correct underlayment penetration details.

Perimeter Zone

Edges can require enhanced securement, smaller layout adjustments, stronger accessories or additional attention to eave/rake components.

Corner Zone

Corner pressures can be the most demanding and should be checked against the exact clay system, not extrapolated from the roof field.

Structural capacity gate

Clay tile weight varies materially by profile. A lighter-roof conversion requires capacity verification.

Some traditional Mission and barrel clay systems can be substantially heavier than shingles or light metal. Product weight should come from the current manufacturer data for the exact profile. Truss spacing alone does not establish roof capacity.

Examples are not universal design values. Current US Tile documentation lists its 2-Piece Mission system at approximately 1,000 lb per square at the recommended headlap, while current Ludowici product data varies by profile. The structural review must use the selected product and complete roof assembly.

Repairability

With clay tile, the question is not just “How many pieces are broken?”

Repairability depends on why the tile failed, whether replacement pieces can be sourced, how the surrounding underlayment and flashing are performing, and how much traffic is required to reach the repair.

Isolated Breakage

A few broken pieces may be repairable when the surrounding assembly remains serviceable and compatible replacements exist.

Traffic Damage

Clay can be brittle under foot traffic. Access routes, cleaning, HVAC service and solar work can create damage away from the original service area.

Obsolete Profile

A discontinued clay shape or color can turn a small repair into a sourcing, salvage or custom-manufacturing problem.

Underlayment Failure

Repeated leaks or widespread aging beneath intact-looking clay can make repeated tile swaps an ineffective strategy.

Is clay roof tile itself the waterproofing layer?

No. Clay tile is a water-shedding roof covering. Wind-driven rain and water at valleys, walls, penetrations, broken tile and laps can reach beneath it. The underlayment, flashings, drainage path, roof deck and complete approved assembly provide the water-control system.

What is the difference between clay and concrete roof tile?

Clay and concrete differ in material, weight, profile geometry, color behavior, accessory pieces, replacement matching, regional availability, installation details and product approvals. Neither is automatically better for every home.

What is one-piece S tile versus two-piece Mission tile?

One-piece S or Spanish tile combines the pan-and-cover shape into one interlocking piece. Two-piece Mission uses separate pans and covers, creating a more traditional barrel appearance and different layout, attachment, accessory and repair questions.

Does Aastro always recommend screws instead of nails or foam?

Aastro generally prefers a controlled screw-attached tile assembly when the specific clay product, deck, tested assembly and design pressures support it. That is an Aastro field preference, not a universal code rule. Approved nail, screw, clip and adhesive systems can all be legitimate.

Can foam-attached clay tile perform in high wind?

Approved adhesive systems can perform when the exact tile, substrate, adhesive, placement pattern, contact area, cure conditions and product approval are followed. The system is installation-sensitive and should be verified against current written requirements.

Why is replacement matching more difficult with clay tile?

Clay profiles, colors, glazes, kiln variation and discontinued products can make exact matching difficult. A repair may require salvage stock, a compatible current product, custom clay or a broader repair strategy depending on the roof and architectural requirements.

Can a shingle or metal roof be converted to clay tile?

Sometimes, but a materially heavier clay assembly triggers structural-capacity verification. Truss spacing alone does not establish capacity; design loads, span, lumber and plates, bearing, alterations, damage and other roof loads must be considered.

Do historic clay roofs require a different planning process?

Often. Historic or architecturally significant properties may require profile matching, color/blend mockups, special accessories, custom clay, salvage coordination, documentation and approval from the property team or local preservation authority where applicable.

Does a clay tile roof automatically lower insurance or utility costs?

No. A permitted roof and documented mitigation features may support underwriting review, but the carrier controls eligibility and pricing. Energy performance depends on the complete roof/attic/HVAC assembly, not clay tile alone.

What should a clay tile proposal define?

The proposal should identify the exact tile manufacturer/profile, color or blend, underlayment, secondary-water-resistance approach, attachment method, flashings, valleys, hips/ridges, deck procedure, structural assumptions, concealed-condition process, permits, current approvals, warranty terms and exclusions.
